What does it cost to work with us — and how is commission paid?
Real estate commissions are always negotiable — by law there is no required rate. For buyers, our representation fee is 2.75% of the purchase price plus a $595 fee paid at closing. For sellers, our listing commission is 2.95% of the sale price plus a $595 fee that may or may not apply at the start of the listing, depending on its details and duties. Like every commission, these are negotiable. Before we work together, you'll get a written representation agreement that clearly explains our services and exactly how we're compensated — no surprises.
How might that fee be paid?
- Seller concession: in many transactions the seller contributes toward the buyer's closing costs, which can include the buyer-agent fee — negotiated as part of your offer.
- Financed into the loan: depending on loan type and lender policies, buyer-agent compensation may be included in your financing.
- Paid by the buyer: if neither of the above is available or sufficient, the buyer pays the agreed fee directly — sometimes from the transaction proceeds at closing.
The bottom line: in most situations you won't need to bring a lump sum from your savings for our fee. We'll explore the options that fit your finances and be upfront about costs before you commit to anything.
